Multiple Properties from 1 Owner

Hello I am just getting started in wholesaling.  I sent out my letters in early April and last week an older motivated seller calls and says she has not 1 but 4 Properties!!  I am so excited!  She wants to get rid of them like yesterday.  3 - 2 flats and 1 6 Unit building all for 1 price low price.  Can anyone help to structure this deal?  Am I to do 4 different contracts that may total her asking price?  1 property is vacant, 2 fully occupied and the 6 flat is partially occupied.  I have viewed each property.  Any suggestions would be helpful.  Thank you in advance

I had similar situations happen and I was told by my escrow officer each property on a separate purchase agreement. Better to break down each deal separately anyways in my opinion. Good luck to you on it and call title/escrow officer you use in your area and ask if you can put it all on one contract. Just have a buyer who wants all properties though. Good luck to you
