There is already great advice above. I would second the photos, retake the front if that area is fixed. Some people won't click past it. Also as stated, if possible I would definitely stage it. The data out there supports it is well worth the cost. I helps people envision the finished result which most struggle with seeing. It also takes eye off walls and little things that would probably never be seen. Out here in Florida it is still not as common but I stage every house. Some places you won't sell a home unless it is staged. But if you are looking to get rid of it quick and ok with a loss then of course price will be the main factor to do that.

Anyone know what will happen in this situation?

I see a house scheduled for county auction on the 12th of the month, in the MLS it has been on the market but is now pending however the expected close date is not until the 30th of the month.

If someone were to purchase said property at auction, what is going to happen in this scenario?

I know here in Florida there is a right to redemption but usually that lasts about 10 days.

Highest and Best is usually a counter on prop offers. If the price just dropped then it may be multiple offers but I know for sure they always use it regardless. I made an offer on time for a property on the market 217 days. 1 hour after my offer I received the generic multiple offer email, I stayed at the same price and then the offer was rejected, guess they're not willing to let it go at that price yet. So you will get a multiple offer regardless if it is or not. Maybe somehow your offer got listed back as if it was a new one.

Ill first start by saying it isn't really lowballing if that's where your numbers take you but...

To those investors that make offers off the MLS. When you're numbers are a decent amount below asking price and you make an offer do you explain how you arrived at the offer number or do you just send an offer with no explanation. What has worked best for you when sending the offer other then it being a numbers game. Have you noticed increase success with different methods?

I got my real estate license so I can send offers whenever without having to bother anyone and save on commission when listing.

Obviously people will have a little shock when you come in a decent amount off asking but do you try to justify it to them and maybe plant a seed or just send send send til one pans out?

Another way to add to the above great responses is to fake a project and put it together on homewyse.com. This will give you a ball park figure for your area, and you will start to get some knowledge and remember costs off the top of your head.

As with anything else... Practice makes better (cant use perfect).
