We are moving, and renting our home !

Its a beautiful two story 5 bed, 3 bath house with a two-car garage. Open floor plan, kitchen has Granite countertops. Huge master walk in closet and large closets in secondary bedrooms. Im going into a multifamily deal with two other investors. I am looking at creating an operating agreement prior to closing on a deal. Does anyone have a sample operating agreement that I can take a look at for reference ? As well as any advice as to what to make sure is in the operating agreement before closing. Thank you all very much for your wisdom and experience.

@Curtis Mears thank you for your advise curtis. I have someone assisting me with the contract and will have a realestate attorney revise it. Just waiting on the financing part now which is always nerve wracking haha.

@Rylan Kean Thank you for your response Rylan. And congratulations on your success! That is very impressive. I downloaded a purchase agreement from the Kentucky board of realtors. Im going to have an attorney look it over before I have anyone sign just to make sure everything is good. I guess I can use this a a monumental learning experience since I haven't come across too many FSBO's while I've been at Campbell. I guess you miss every shot you don't take so Im just going to see what happens.

@Peter Mckernan cool, so create an operating agreement prior to any deals and make sure that we are both on the mortgage and deed. Is there a specific reason why we both have to be on the mortgage and deed ? I heard that some investors just like to be placed on the deed at closing because its less risky. Any truth to that?
