Multiple investor operating agreement

Im going into a multifamily deal with two other investors. I am looking at creating an operating agreement prior to closing on a deal. Does anyone have a sample operating agreement that I can take a look at for reference ? As well as any advice as to what to make sure is in the operating agreement before closing.
