And SEO takes years to learn because it's constantly changing. I say just leave it to others. You're a wholesaler not a website designer or SEO tech.

 Isnt Carrot like $299 a mos? Thats a lot - granted it looks good and you can run ads to it.

I will take vacant properties (Houses, multi family, commercial etc.) I meant to say no vacant land or lots. 
Wanted to make sure I provided clarity on that.

I dont believe we can leave contact info in here but you can message me. I got to go Pro on this thing so I can get with everyone. 

I am looking for anything with equity really. No vacant property though. No real specifications on beds or anything like that. I buy anything from $15k - to around $400k.

Let me know what you got. 

The best thing you can do is do a direct mail campaign.

@Rick Camacho regarding the FB Marketing, it would take almost a War & Peace size book for me to do it in writing. lol.

If anyone is familiar with advertising on FB then they understand that it is lengthy to explain how to do it.  If you know how to market on facebook you put together an audience that would be open to lending. You can put together your audience in both the marketing area as well in audience insights. 

I am in the process of putting together multiple courses covering profitable areas of real estate investing because I see a need. From my brief experience on BP, it seems that paid education is a bad thing but there is also an audience out there that welcomes it. 

I believe in searching the net and trying to find answers piece by piece. I call this the junk yard method because its like looking through a junk yard and put it together part by part. But I prefer when all the answers are put in a nice neat system. lol. 

Learning a lot on BP with the loads of information. Hope to share a lot too.

Curious of what your most effective way of finding properties is? 

I would have to say my most effective way is establishing relationships with people around me that are looking for properties. Most people in this business I find cant actually buy a property nor have the desire to.

Most just want to wholesale the property and take a fee. I am looking to rehab right now so they become my new best friend. lol

@Rick Camacho regarding the SEC, from my understanding from speaking with a financial attorney the rule applies when you are going to be commingling funds of multiple investors together to purchase 1 property for say. If you commingle funds to purchase 1 property you should also have financial licenses. 

If 1 investor finances the entire deal then their law does not apply. Please do your own research and I would like to hear if you find anything different. 

Lets keep this thread going though. I will keep you up on how my bidding goes. I am placing 2 offers tomorrow.
