@Kay Kay Singh Looking for 3/1 or 3/2 SFR . Don't really know to much about the areas there as I am in California. My son has been driving and looking around he seems to like the area of North Highlands and around Spy Run? I plan to take a trip out there in the next week or 2 to have a better idea. Ideally I am looking for something that he can stay in while he's there and do any work that needs to be done and keep it as a rental when he goes on to the next job.

Complete newbie, under contract for my first property and the home inspection is showing some things that seem to be concerning for me. Hoping for some guidance on whether these things are as big of a deal as the seem to be to me or if they aren't.
According to the report:
1. Raised foundation- intermediate floor framing- although there is no active leakage, there is evidence of past moisture damage under the unit with possible sub-floor damage that you may want to have evaluated by a licensed contractor.
2. The main beam is damaged either by moisture or possible termite damage that should be further evaluated with remedy as necessary by qualified contractor.
3. The driveway may be improperly sloped and higher than the garage floor with evidence of past moisture intrusion into the garage and should be evaluated with remedy as necessary by a qualified grading and drainage contractor.
The rest of the things showing are small things that don't seem of huge concern to me. However with this being my first purchase I don't want to get in over my head with structural issues. Any advice appreciated!
