This is a fully occupied 4 unit building in Terre Haute, Indiana just a few miles from Indiana State University.

Total rents are $2230 a month today. There is new property management in place as of October of last year ( fired the old ones) and there are stable tenants in place. Evicted a problematic tenant last year and no problems since.

Owner pays all utilities including gas, electric, water and sewage which averages out to 400$ a month throughout the year. ( higher in winter , lower in summer)

One of the units was recently updated and was rented out for $600 a month ( see photos) The other 3 units can also be upgraded by the same company for about 3-4K a piece ( through the same company I used) and can also get $600 a month or higher

Asking 120,000. Cash buyers ideal but conventional financing okay too.
