@Ravi P., that's a good point as well. Would you say the same for homeowners selecting to get yearly guarantees from property managers through outright rentals? That would definitely mitigate homeowner risk and save on time (as the management company would be doing all the work).

@Jon Quist brings up a good point. Vacation rentals can be especially risky. @Account Closed, have you considered doing an outright rental instead where the management company would essentially buy out your weeks for the year to manage? That could be one way of netting the same amount while passing off the risk to a management company.

Have you been hearing backlash on "hate-selling?" I'm curious to hear your thoughts on fees making their way into the vacation rental industry.

@Thomas Morris, I definitely agree. Taxes and fees can be such a pain in the vacation rental industry--especially with the constantly changing regulations. Have you seen the discussion on vacation rental fees in USA Today? I actually just published commentary on it here, and I'd love to hear your thoughts!

@Dexter Crawford, how long have you been renting out the home? If you've rented 238 of 365 nights, it sounds like you're doing a great job with self managing. 

@Russell Brazil, that's a really interesting point you bring up. I haven't seen that before, but I can see how it would be problematic. Short term rentals are extremely risky, which is why we've been encouraging people to do fixed/outright rentals by having managers buy out owner weeks. I wonder if lenders would have different views if your client was seeing guaranteed, yearly returns.

Bloomberg is currently working on a piece regarding investors/investor groups buying rental properties to rent out through Airbnb. 

Do any of you have experience buying vacation rental properties in urban markets for this purpose? And would anyone like to be put in contact with Bloomberg?

Great story! Tacky brown walls might have scared me off, but it's really great to see how you turned the place around. :) What are your usual occupancy rates on the vacation rentals, and have you found that the rates vary significantly each year?
