& good luck with that cuz I'm wearing a vest (only taken 1 shot with it too) so it is still in pretty good condition.

It is a GODDAMN matter of principle.

& if you want to know the honest to god truth I'd seen those little punks earlier that day walking around. It was not untill my friend & his girlfriend walked to my house from his parents & said we just got robbed at gun point that I went out to do do something about it (thats in the police report).


I agree with that 100% and I would also add that a big part of self-defense is being prepared. That's why I'm with Tim, when I'm out of the house, I'm packing.

I created my own "luck" through posturing, body language, eyecontact & speach.

Hell when I had properties in Flint MI I'd go wearing a vest with mase a taser & packing in an official police jacket.

Having been a Realtor in good standing let me add my two cents.

1) As previously mentioned by Dave very little education requirments.

2) I think it is a matter of ethics many people (not just Realtors) are lacking in this area.

3) A lack of vision when dealing with investors (multipal deals)

4) Instant gradification with a closing.

5) A mentality that they will kill a deal rather than drop their comm. I used to list investment props on a 10% comm. & yes investors worked with me because I provided the services & ability to negotiate to support that but, never would I let my comm stop a deal from closing. There have been a couple deals that I waived my comm. (got more deals from that than any form of advertising)

6) Often times people use their friend or family member always a bad idea.

7) Realtors over price homes to get listings then work down the sellers over time (bad business).

8) General Arrogance many fancy themselves better than their clients.

9) It is a career of sales smooth talking silver tunged schisters will say anything to close a deal.

I always tell people what they need to hear not what they want to hear (always better)

10) The idea that realtors don't realy earn their comm. couple phone calls couple sigatures thousands of dollars (often more than most working folks make in a month)

After I got back from downtown my brother treated me to a case of beer.

Thats when we were cracking up & brushing up on our techniqes.

So far there is no bail! And if I was still in Flint MI It would not be unheard of for someone to bail them out just to get our hands on them!

That mentality only begot more violence.

What I ment was it is only in taking the time to understand them that we can do more to prevent that type of mentality.

Thanks for the sarcasim though I did get a laugh.

I appreciate all of the vets in this country and do not believe we do nearly enough for them to justify their sacrifices.

Sometimes I wonder what it would have been like if I joined, but my partner here is a retired Army Colonel & West Point grad. So I'm pretty sure I've got the just of it as I would have seen no battles if I had joined.

I could not agree with you more.

I appreciate the advise about getting out of the "fight mode".

ps. it was not a revolver.

I got that out later that night with my brother over a case of beer cracking up bro said "those dumb F***S really had no idea who they were dealing with."

We were cracking up wrestling most the night!

I really feel good about it & needless to say I am really appreciating how fragile life is & how quickly it can be taken from you! Whether through incarceration for a crime or by some scared little punk!

As much as I wanted to harm them at the time now I really feel kind of sorry for them.

I am glad I won out & nobody was hurt!

I wonder what had happened to them in the past? How unfortunate they were to have such poor roll models. Still I've been through some S*** and I still had the sense to realize right from wrong. So I do not feel that bad just wish they had made better desisions.

Going with the cheapest contractors or by using other investor's contractors based on trust instead of vetting the company myself.

Like Josh said trusting that an asset management company would compitently handle my leased props.

Not properly doing background checks on tenents.

Thinking that if I was a "good landlord" people would not F*** me.

Not taking the time to understand the local market & economy. What companies are employing the majority of people, what their plans & finacial status were.

Thinking that 15-20% appreciation a year was sustainable.

I'm sure I've done some other dumb **** I have chosen to forget over the years as well!

Reading over this I've done a lot of stupid S*** guess it's true you do learn more from your mistakes!
