What about sending the lender a letter informing them of the change of ownership with the check. They probably will not read the letter, but if they cash the check it consumates the trasaction.

Where at in Tx? How old are they? Are they currently rented? There are options out there and the Tx market is still relitivly strong, but without some more info. there is little advice that would actually help. Join your local RIA (real estate ivestment association) make contacts network and next time you should know the neccesary wholesellers. Good luck!

That is a cool site but they don't count how safe the place is. I put in a slum prop. I had some years ago when I first started investing and got a 55. This place in flint michigan believe me is no 55. Unless it's 55% chance you are jumped, offered drugs or sollicited by a hooker.
