@Ryan Hamaker As someone currently looking to get started but hasn't, the number one thing holding me back is lack of capital. I know there are a lot of creative finance options but I don't want to get started without a decent amount of reserves for unexpected costs.

Hi everyone! I am a relatively new investor in the Columbus, Ohio area. I was wondering if there are any current REI meet ups being run or if anyone would be interested in starting one?

Hi Helen! So glad you've joined BP, it's a great resource. I would suggest doing some basic research on your own about each city you are looking at such as market rents, average property price and taxes, insurance for those areas, population currently and potential, and job market. From there contact a realtor or two in your top pick(s) and try to gain some insight from them on the market and your options as an investor in those cities. Best of luck!

Hi William! In Ohio (not sure for Michigan) you can usually find the owner on the county auditors site. That might be the same as your tax assessment place but it's different here. Have you been able to find when the property was last sold? That might lead you to a contact (realtor, bank, etc.) that may have a name of who bought it! Best of luck!

Hi Sarah! My first thought is to ask if you've looked at areas close to San Diego that you could buy a house hack in? Even if you are 30-45 minutes away, you would have the benefit of living for free (or low cost) and be gaining equity and loan pay down. Now I do not know anything about your market so I could be off but I'd suggest looking it that option. A mix between the two somewhat in terms of strategy. You'd be able to get in with a lower down payment to keep a fair amount in reserve without having the risk and management of a STR.

Hi Robert! I'm in the Columbus area and happy to chat anytime on the market! I don't currently own any multi-family properties but have been doing some analysis as I'd like to get into them and most that I have researched with conservative numbers do show positive cash flow.
