Hi Leila! 

It seems like you're in a great starting position. I'd suggest adding in some market research on population growth and job market. Especially looking out of state, this should give you more information on where is better for you in the long-term investment.

As for single family versus multi-family, consider the type of tenant you want and the level of management you're looking to handle or hire out. A single family tenant will likely be less management than a multi-family tenant.

@Pete Perez I'd go with the $800/month cash flow because my goals deal with increasing passive income. If you can sell and buy more properties that would cash flow more then I would consider the sale more heavily as an option. Best of luck!

@Jasmine Russell I'm just getting started and looking to obtain multi family homes as long term rentals that will allow me to be financially free by 30 (7 years). I'm excited about all the options and possibilities to go in real estate after reaching that benchmark. Long term I want to be able to support my mom, grandpa and future wife and kids financially while also spending time adventuring with them and being there for the everyday parts of life.
