@Jerry W. That is a very positive outlook and a great perspective when you say you were blessed with 24 years of combined rental years across the 3 tenants. And especially that they actually paid for one of your houses in full! That is definitely a success, so congratulations!!

@Jeff F. Sorry to hear about your vacancies and especially the extensive damage to your unit but it sounds like things may be getting back on track now with most of the units filled. I don't recall if you are still using your current PM but if you are, I have an excellent one I use for my SF here if you're interested.

Welcome @Shane Potter, glad you joined BP and congratulations on your MF! It's always nice to see more Cheyenne/Wyoming investors on BP. I have one SFR in town and two in Greeley, CO. Thanks @Bill S. for the mention.

@Aaron Paterson , I completely agree with what @Jerry W. said about Wyoming. As an example, my two northern Colorado SFR's have appreciated more than twice as much in half the time as my Cheyenne rental.

@Jeff F., I am excited to see it at one of the future meet ups and excited for you!  I think it will be a great property too once you're done.

@Jerry W., I missed you this year, figured you did not come down for the legislature since I didn't hear from you.  Hope to see you sometime later this year!  Maybe when Jeff hosts a meet up at his new MF?

Wow @Jeff F., not sure how I missed this diary but I'm following it now! Is this the one downtown that you were telling us about last year at the meeting at Cheryl's place? Anyway, congratulations, that was an awesome deal!!

I'd also like to add my recommendation, Cheyenne Property Management Group. They have been managing my SFR for five years and they also do MF and commercial. They are very attentive. If you do decide to call, tell Rob Graham (the owner) Michelle Yarber sent you!
