@Dassi Lazar I actually thought a great holiday gift would be to pay for a house cleaner. You vet the cleaner (your move out cleaner) and they only clean the kitchen and/ or bathrooms. You also get a report back on the condition of the house. And know once a year those rooms get a thorough cleaning. I would stay as a tenant, if I was on the fence.

Thank you @Christopher Phillips for your very thorough explanation. 

What type of professional should I talk to about drawing up terms for Seller Financing? Real Estate Lawyer, Broker, Loan Agent, Banker?

I want to draw up a contract to use as a basis for term negotiations. Meaning I want to draw up a contract with what My Agent and I think are good terms. Then take that contract to the landlord to start negotiations. Without a Seller Financing contract in writing, my landlord will further dismiss any negotiation attempts.

Hello,

Looking for someone, or advice, to help get into a Lease to Own contract in California.

I am the tenant and the landlord says he wants to sell the SFR when I move out. Contract terms will be resigned in April, 2018.

Therefore, I'm looking for someone or some direction on how to negotiate terms with the landlord so the landlord understands the benefits and instead of signing another 1 year lease, my money can work more for me.

Any info is greatly helpful!

History: I'm living in SFR for 3 years. This SFR used to be landlords primary residence. He bought and lives in his second SFR as of 8 years or so. Every year we talk to the landlord about Lease to Own but he dismisses me saying that I wouldn't want this house. The landlord needs to be educated, shown numbers, and negotiated with.

I'm a motivated out of state investor looking for a Buyers real estate agent in Lee County, Fl - Fort Myers and Fort Myers Beach.

Interested in SFH and 4 plex under FHA. I'm an added value rental investor looking for an agent who has built a Rolodex of resources including contractor, FHA agent, inspector, property manager, local cleaners, etc.

This Agent must be motivated and willing to do extra work that comes with an out of state investor like video walk thru, meeting scheduler, negotiations, and ready to get a deal every year at the very least!

Hey Everyone!

I'm so honored to be a part of this community!

I have been "house hacking" in Sunnyvale, CA for over 4 years. I rent rooms mostly to professional interns for Google, LinkedIn, Stanford Hospital, Apple, NASA, and plenty other businesses. Airbnb and Craigslist have been more profitable for me than the others. I make enough to break even on all housing expenses and have a great EA tax guy who helped get money back at the end of the year.

In 2016/2017, I'm looking into Value Added investing either Flip or BRRRR.... San Jose is my alma mater, so I'll be looking to buy SFH or multi-family out there under FHA. Do you have experience in SJ with FHA? The FHA multi-family (2-4 units) are super resonable in the $1 million range.

Looking for a loan agent to help me with FHA for mutli-family in value added REI. Let me know if you have any recommendations?

Oh yea. And I paid off $18k in debt in 10 months. Curious how I did it?

My car is a train! In my section of California we get a $130 a month pre-tax commuter benefit. I have made it my goal to keep my transport cost low and as time efficient as possible. And it works. $130 is my monthly car payment, I get exercise, I live conveniently downtown, and get to the office in under an hour. My boyfriend, and partner in house hacking this downtown beauty on Airbnb, owns a Evo Mitsubishi. Barely able to fit a wheelbarrow in the truck with bungee and a 40" tv in the back seat out of the box. He pays $330 a month payments, e85 gas every month, and about avg $20 a month on insurance and maintenance. Between the prime location, Amazon Prime, Walmart free shipping, Safeway delivery, and food delivery services, we rarely ever drive anywhere. Just walk to where we need to be. It's a really nice feeling.
