Post: Opendoor Brokerage Purchase?

Hi All, wondering about any experience buying from Opendoor. I’m noticing a lot of their properties and several have been bought a week ago and listed for over 20k more.

I just put an offer at well under their asking price and they countered, but would like some additional info.

As a first time homebuyer and investor, I would love to get your experience. Thank you

Hi All,

I've been looking at listings in the Multnomah, Washington, and Clackamas counties and want to expand my search beyond the MLS. Anyone out there know of resources or listings for me to look into? Priority is safe location, thanks in advance!

Post: Mixed Use vs. Townhome

Hi All, 
 
In Portland, OR., found a mixed use (residential and commercial/medical) 3/2 unit in northern Milwaukie (ADA accessible, x ray viewers, etc.) in nice little street. Also found a move-in ready 3/2.5 (1400 sq ft) in desirable townhome community.

Townhome is 10k more but I will have to install stove, fridge, and kitchen sink/counter into medical SFH.

Question is whether it's better to have a property with land ( 1300sq ft home, .11 lot with garden) in an OK area with potential to rent out for commercial use or a townhome (~250/Mo HOA) if all things being equal.

Hi All,

Going to look at a condo today with sights on renting (allowed by property, no rent cap). It's a good price and the complex has issued all owners the repair plans for the entire property (windows, stairs, handrails, etc.- which would lead to higher HOA dues but will increase property values), all in a highly desirable area.

  I’d love you general thoughts on this as I’d love to rent it out right away, any condo rental investors out there?

Hi All,

   I was just pre-approved for a 600k/5% down conventional at 4.75% for single family (looking to rent out after 2 year or turn into multi). Any advice on finding better financing in Oregon for first time home buyer with great credit. Thanks in advance!

Thank you @Taylor Dasch! This was my original plan but I'm finding it increasingly difficult to find properties that fit the bill (location and price). Any recommendations on finding these? I'm on the MLS every day but not much to write home about...thanks again!

Hi All, first time investor in PDX. After scraping the market for multi-families in PDX, it's tough to find something affordable. Few questions:

1) Any advice on where to look for properties? Maybe an area I haven't considered that gives you optimism.

2) I may look into a single family prop in solid neighborhood as my entry point into investments. Good call or keep pushing the multi-family route?

3) If single family, is FHA loan a good idea if planning to rent out in 1-2 years from now?

4) what's the best step afterwards (i.e. refinance option, etc.)

Thank you @Mason Hickman, really appreciate the thoughtful response. I do work with an agent but this is a property that recently popped up and I just want to get reps at looking around and networking. Thanks again!
