Open House Questions?

Hi Everyone,

   New investor going to my first open house today for a duplex.

 Any specific questions I should ask? General advice on what to look for and ask is greatly appreciated.

Ask about the age of systems, reason the sellers are moving, any known issues with the property, how many offers they have and what their plan is for deadlines and reviewing offers( if offers exist, try to get any details they will share), if there any additional non-monetary items that are important to the sellers (long closing, short closing, leaseback, etc.). Additionally, ask if they are accepting letters to the owner and if they want or don't want escalation clauses.

If you are working with an agent, these items should all be asked by them but it sounds like you're going to open houses without representation.
