I am a beginner investor in the DFW area and I wanted to ask if I find a pre foreclosure deal on RealtyTrac can I contact the buyer and work out a deal (like a subject to) or do I have to contact the realtor?

Hello BP Community I wanted to ask if any one knows how to get motivated sellers leads. I have done direct mail but I haven't seen much return and I understand it will take a few attempts but I don't money at the moment. So is there other ways to find motivated sellers? Thanks for your help

So a seller contacted me today and he wanted to sell his house in the forth worth area. Now I am not sure how to recognize a good deal. Where do I obtain comps and how to I go about calculating the numbers for my offer? My goal is to wholesale this property. (Note that the house is in almost perfect condition because the seller put some remolding work into the home; therefore would any other investor be interested in buying it?) Any advice would be great.

Hey so I am new in the DFW real estate market and in real estate investing. I want to start out wholesaling. I wanted to ask if anyone knows how to obtain leads for sellers? I have created a mail marketing campaign by sending about 1000 postcards to absentee owners, is that a good start? Where do most people get the list from because I bought a list from Melissa Data and 400 of the addresses were undeliverable so is there a better site? I am seeking a mentor who is a real estate investor in the DFW area, so if there is anyone is looking for help and are is willing to teach please let me know. Thanks you
