Thanks Jenifer Levini , Ben Leybovich and Steve Vaughan. I really appreciate your suggestions. 1. It's my first year in consulting business and don't have legal advice. I will get in touch with a CPA to convert to S-Corp and take advantage of its benefits. 2. I will also form a seperate entity for real estate purposes as commingling funds and for liability reasons outweigh the additional $500 for filing at year end. 3. The purchase contract is for duplex and I took a commercial loan based on my personal credit as I did not qualify for conventional loan due to consulting work has less than a full year tax return. - Mohan

Hi, I have an IT business (LLC) that I use for consulting work. Now I have purchase contract for a Multifamily for which I am taking a commercial loan. Should I start out a new LLC to put the title on or use the existing LLC that I do business with. Seeking out advice here.
It seems both the parties are talking about their perspective of return. Both are correct. The argument is why the market pays more for less return or vice versa. Cap rate , CoC are all only good as your inputs and relevancy to your situation.

Ballantyne and other good school district areas are already well appreciated and hard to find cash flow properties. It is however easier to find renters here.
Hi, I am looking for Multifamily or apartment investing around Charlotte NC. I am interested in properties under 500k. Any preferable zip codes in Charlotte to look for to find good deals?. Please reach out to me or any suggestions are most welcome.
