Hi,

I’m an investor. It is getting pretty tough to find cash flowing properties around charlotte. Gastonia, Monroe and Salisbury/Kannapolis area are the best bets.

Hi, I’m a realtor and investor. The multiplexes are being sold based of the cap rates. There are only few areas where the numbers seem to make sense now. Gastonia and kanapolis nearby areas to name a few.

Diego Montoya numbers look good for a break even deal. Cash flow may not be there.

Abhijeet Gavli Renting a primary residence typically don't return well. It works only if there is an appreciation. There is a ton of information here on bigger pockets on rental investment, you have come to the right place. Good luck!

Purchase price - 85k Property tax- 1000 Insurance- 450 down payment- 20% Rent on each side - $600. Total $1200 per month. Financing - 15 year amortization with 5 year call at interest rate of 5% Duplex is built in 1978 and in working class neighborhood in Gastonia. This is my second deal, please share your thoughts on if it's even a decent deal. Mohan
