Wow, 50% sounds like alot more for the assembled.

 When you say kitchen renos costing 10-20k, is that everything or just supply of the cabinets?

@Kevin Ivey do they make the layout for you as well, or do yo need to send the layout.

Also have you ever priced the difference to have them assemble it and shipped assembled(i know freight will be more, but how much more vs. you taking the time to assemble).

Why not send your layout to two different cabinet suppliers(that come recommended from other flippers), and then you can usually tell where your numbers should be.

I would love to see the layout, $14,000 was probably for custom cabinets, not stock.

As a dealer of new kitchen cabinets I never understood it, I`m curious what the numbers look like, compared to a brand new kitchen.

So true, as a kitchen cabinet dealer, I've had so many customers tell me they budgeted X, off some book or calculation, when in fact they were way off.

You need to know what you are putting in, why, and what those costs are.

Ask your subs to quote ou properly before you buy the property.

Interesting to see you guys talking so much about Bloomfield, I was just commenting the other day that I`ve noticed an uptick in construction and noise on SM about Bloomfield.

BP is a great place to start educating, there is a ton of info here, and there are plenty of people looking to help others.
