You are a re investor !
An ok one too, your first deal is paying you in rents of approx 20k a year . I cant wait to get there!
When you really get going and youre the boss youll have alot more hair pulling to do fyi..
look at you rents as your income find a owner financing deal to work-into in denver..keep going.

Helllo,
I agree with eric.As i am a contractor investor who also flips with partners.Hes flipping your house for 14k thats alot of work alot of stress and alot of little tiny time-sucking details and payroll wich face it in todays economy is afair amount.he might not be putting much of it in his own pocket?
manage the permits keep him happy and insurance deppending on what state you are in might not be verymuch maybe try to bargain with him that you will pay half his ins and give him more work he pays the other half? win win keep it all moving.

I have been looking at working with someone to build the lot but any ideas on how to find somone?
Its in a beach resort city in the city limits and a really good lot on many levels.
Not sure how letting it go on tax default would be a good thing?
The assoc. fees and tax add up to $95 a month .
