Michael Schraepfer from Heirloom Property Management has been generous enough to offer his newly remodeled office space for us to meet this month. Not only that, but he is also going to be our featured presenter.

Michael is planning to speak about how to scale your real estate investments. Including information on finding, financing and managing your deals.

As always be ready to present your haves and wants to the group.

Note that the location this month has been changed to: 204 E 1st St, Duluth.

Parking after 5:30 is free on the street and the first hour is free in the Hart district ramp which has an entrance off of 1st Street just behind the memorial park.

Megan from BMO Harris will be presenting this month on credit scores. What they mean, how to improve your credit score, credit best practices and much more!

@Matt J.  Which property management company where you working with at the time?   

How many bedrooms is it?  How long did it ultimately take you to reach 100% occupancy?

I've always avoided by-the-bedroom college rentals, how has your experience been?

Tim Swierczek from iLoan will join us to share his experience. Tim, a 17 year investor and 15 year loan officer will share his growth to 20 units and his move into a 107 unit apartment building. He’s still buying 2 duplexes this year. Why? How does he justify it? He will cover this and more. How he used creative financing to purchase 9 units in the last 4 months of 17. You will learn creative strategies to increase your portfolio and if interested how to get started in a large multifamily deal.

Let's kick off the new series of monthly meet and greets with some success stories. Stop in, meet other area real estate investors, and hear about some real estate investing successes. Anyone is welcome and encouraged to share a success story of their own.

I'd say realistically you should be able to earn more in the 15%+ return rate as a hard money lender.   However it's not going to come without work.  You will have to put quite a bit of time into doing your due diligence to make sure the deals make sense.

If you would be happy with ~10% returns, I think there are several options you could look into that would get you that range and be a lot more passive investments.   If your interested in this, let me know, I can put you in touch with a few different people.

Though as Brian said, I wouldn't put all your money in one area, it's always good to diversify.
