Like I said, I have no idea about NJ, but it MN it it definitely possible to bequeath property to someone without their knowledge. 

Am I concerned about this?   Not not really, because for the same $46 recording fee, I can give the property back.

In reality it rarely happens because most properties have some value.    However I know of several cases where people no longer want to pay the taxes on a property and quit claim it to the city, county or state.

I read what the OP said to mean that the quit claim deed was never recorded.

I have never heard of a state where the Grantee is required to sign the deed.

I don't know about NJ, but in MN all you have to do is Create a quit claim deed, deeding the property to whoever you choose.   Record the deed in the county recorders office.   Visit the county assessors office with a copy of the newly recorded deed and update the taxpayer information to the new owners.     In my neck of the woods, you can bequeath your property to anyone for a $46 recording fee.  For a little more money you can have a local title company do it for you.

Didn't you say you had already quit claimed the property to someone else?   If that is truly the case, you no longer own the property.   You cannot give or sell it to anyone else.   I would update the taxpayer information with the "new owners" information.   As others have said, this doesn't necessarily take care of any debts against you personally, but it should stop any future debts.

Are you talking about plat books?    Usually you can purchase these from your county offices.   However they are a lot less useful now that most counties publish their GIS data online.

Don't reduce your rent by too much.   I can remember one instance when I had a unit that wasn't renting and I wasn't getting many calls.   I reduced the asking price by $10 and my phone starting literally ringing off the hook.   I could answer the calls as fast as they were coming in.    It is amazing how price sensitive some people can be.

Since this experience I have changed the way I rent units.   I start at a relatively high asking price.   If the unit is not rented within a week, I make a price reduction of about $20.   Repeat until rented.

I tell all potential tenants this so they know that  if they do not like the price today, they can check back in a few weeks and see if it is still available.   Since I have started doing this my vacancies have been reduced to an average of just a few weeks.

Not to defend Brian,  I don't have any idea who he is.    Just remember that most news stories leave a lot of footage on the cutting room floor.

This also brings to mind that when you see a news story you know something about you notice how inaccurate it is.   Then you immediately forget this and assume that everything you hear in the next story is fact.    We all do it :)

Yes, humans provide the responses.   However they have very strict rules they must follow.  So, from my point of view, it may as well be a machine.

Also, I agree that the rules they use for determining MAP is different for each area so it can take some time to learn your area.

At one time I found a HUD asset management training manual that provided a lot of details about the process.

Anyone have an old daisy-wheel printer that still works.  Would give that typewriter look with mail merge convenience.   Probably be a little slow for much volume.
