East New York in general is much better than 10 or especially 20 years ago. It is better to be close to either a train station or a main road. There is a lot of new construction in the early stages of development as part of the city's plan to increase affordable housing. This should improve the area and make it nicer. The Broadway Junction station runs several subway lines into Manhattan so it makes sense that the area around it should continue to improve.
Property values and sales prices have shut up in the past few years in the area. Some of it is flipping and a lot of it is just plain old speculation. For the prices that some townhouses are going for, you really have to wonder how much higher people expect rent to climb in the area. There are still some deals to be found but there is a lot of competition because it is one of the only areas in Brooklyn right now that still has some appreciation potential for a somewhat reasonable price.
