Vinyl plank.  I prefer the darker wood colors but the grays look attractive as well.

Could you provide what asset class and size you're looking for?  Not all brokers are the same.   

For example, some multifamily brokers may only specialize in Class A or B that are over $20M.  While other brokers may focus on Class B & C under $20M.  Then there are brokers who focus on smaller deals.

@Luke Miller Has provided some sound ways to connect with brokers.  Then there is the tried and true way of just networking and going to event\conferences.

@Stanley A. There are a few Meetup in Houston. Good amount of Multifamily attendees. I have invested in some Multifamily syndications.

@Christopher Scott build relationships with the market Multifamily brokers. They are one of the most effective way to find deals. Form relationships with property management companies as well. Their clients own the properties.

Reach out to Ryan and schedule a phone conversation.  I did this recently and Ryan was a pleasure to speak with.  Maybe ask for some current investor references?  Ryan's been on a few podcasts so you may want to listen and reach out to the podcast author for their opinion as well.

I personally think going to one of the various MF mentoring events is very insightful and helpful in making your decision.  Proximity to you is also important.  e.g. Michael Blank, Rod Khleif, THINK multifamily, Brad Sumrok, Vinny Chopra, and others.

I look at utilities and payroll to see if they are running above the normal range of expenses for that category. Additionally, look for any miscategorized line items in expenses and put them into the right category. If any R&M items are really CapEx items then I remove them after conferring with broker. I look at the Net Income and Other income to see if there is a story to tell from it.

I am biased and like multifamily.  Yes, you are dealing with 5 tenants and 5 of everything else, but 1 vacancy with a TH equals 100% vacancy versus multifamily equals 20% vacancy.  Depending on your multifamily expenses 1 vacancy may still cover the monthly expenses and offer opportunities for value-add.
