My point is this - it isn't as easy as people think.

This is also a fluid situation as they added an eviction notice period and other things.  MN is trying everything they can to protect tenants with the off ramp and people can throw away filing fees and waste all the time they want but it will save a lot of time to discuss this with an attorney.

Brad's website is setup to facilitate this.  Offering for a paid consultation will help break the barriers to entry here, I need to work on some barriers of my own :)

CDC Declaration

Additionally, I went to an advocacy site for Minnesota specifically, and it too states very clearly that evictions can go forward for other reasons, other than non-payment of rent.  That link is also below.

You posted a link to the exact same thing I posted above.  MN restrictions are more restrictive than the CDC.  And just because you may be able to evict doesn't mean judges are taking the cases....  I know several people who have tried evicting for issues outside of non-payment of rent and have been stuck.  Landlords lost a lot of rights in MN, I am not sure what experience you have in MN evictions but it is far more difficult than the federal moratorium.

Many of us in the professional services business are used to people reaching out for (free) advice and leaving so your best bet is to ask for a paid consultation.  I would recommend you setup an appointment with @Brad Schaeppi on his website and he can talk you through it https://minnesotalandlordlaw.c...

Your answer to this depends on a lot of things including how much in outside assets you have to lose.  For people limping in to make their first purchase they may be better off waiting on this so they can save for their reserve account or save for their next investment.

There is no right answer to your question, through a consultation maybe you can come to peace with the best answer for you.

Good luck - MN didn't make it easy with the "off ramp".  If they haven't applied for assistance you may be ok https://homelinemn.org/phaseou...

Several people locally have asked the same question - I have not seen anyone post that they have received a payment.

Make sure you know what you are getting with the faith based providers.  I had several clients who started out that way but reverted back to traditional health insurance.

@Brad Schaeppi can help you out.  Key is to get a solid operating agreement up front so when these issues can be dealt with by looking at the operating agreement.  You can add any language you want, easier to agree on things in the beginning vs when problems arise.

Big difference is that most companies subsidize your costs as an employee or cover the cost entirely.  You can look at MnSure's website to get an idea on what the cost will be for your family.  If you are self employed (simply owning a couple rentals won't work) your health insurance will likely be deducted against your business income so that can help.

Another thing to consider is that you will likely experience a 1-2 month coverage gap that you may be able to cover by getting on COBRA.  I ran into an issue here as my employer didn't send COBRA information out and MnSure messed things up so I went from January - March 1 without insurance.  Not common on the COBRA part but just want to mention it.

Last if you are going self-employed make sure you talk to your tax person about the impact of self-employment taxes and your income projection.  That is something outside of your question but it is very relevant in figuring out how much money you will have to make to match your wage.

Good Luck!
