Is there a formula for pricing rental properties? If the property already has tenant vs being vacant does that effect how much you can ask for? The reason I ask is that I've noticed that rental properties have asking prices higher than the market values for their areas. At least that's what I've seen on trulia and zillow

Anyone have any recommendations for a good attorney in Rochester, NY? I have three properties I am looking at wholesaling, but since I'm about an hour away I want a really savvy and trustworthy attorney that I can POA to sign off on the deals if I can't be present.
Looks like an extraordinary opportunity to soak up knowledge for a newbie like me. I would love to attend.

Does anyone have any info on where you can go to find out which states/ counties have high land sales? I'm going into tax deeds so I know which deed states I want to invest in (NY, PA), but I'd like to know if there are places that have higher land sales where I can easily market and sale off land. Is also like to know some effectivebstartegoes on selling lots within cities rather than rural areas.

When purchasing a home from a Tax deed company who foreclosed on a smaller lien, does any of the other encumbrances get wiped out? I looked at a company who does this and offers quitclaim deeds. They have a lot of home that I like the look of, but I obviously can't wholesale them if they have superior liens cutting into the deal. I want to make this my Niue--tax deeds. I've found a number of companies to work with, but i'd like a little more guidance in anyone has helpful advice. For instance, what is a good way to bargain the quiet tile in the wholesale at the buyers end?

I have two questions about doing a sub2 deal. When writing the contract and the seller is just selling for the price of the existing mortgage an delinquent taxes, how does that get reflected in the contract for the transfer taxes? Basically if the mortgage and taxes come up to 75k and that's all they want, is there an actual cost since the owner isn't getting any money in their pocket? How would I phrase that? In this case would it be better to do a quit claim deed or a special warranty deed? I tried to get advice from a local title company, but they only do simple translations.

I want to clarify... The home was sold at auction for taxes. And bought by a tax lien company. That company listed the deed and I am contracted to buy it. There is no resumption and no heirs. The home is clear outside of taxes.
