Hi Aaron, Top of the day -:).   I use Buildium for our property management business here in SC.  I also have an IT background, so software is near and dear to my heart.  I evaluated a number of packages prior to selecting Buildium.  It does everything we need at a reasonable price.  The features I particularly like are:  the owner and tenant portals and the numerous reports available.  In addition, the company continues to add features.

Ref the month to month tenancy scenario, one strategy I've read here on BG that I like a lot  is charging a higher month to month rent and offer an option to sign a lease for a lesser monthly rent.
