Yes. Get other people to do it for you. Bird Dogs. Pay them per lead and/or pay them when you close a deal.

I have a property in Cobb County where I received an exorbitant contractor estimate of close to $30,000 for repairs/updates on a 3 bedroom, 1.5 bathroom, 1000 SQ FT house built in 1970. The house is in good condition but not excellent condition and was renovated roughly five (5) years ago (see pics below). Due to this, I am in need of referrals for an investor friendly contractor. 

Can anyone recommend a good investor friendly contractor in the Powder Springs area?

I am looking for an Acquisitions Manager for my growing real estate investing business. The Acquisitions Manager's primary responsibility is to help our team acquire inventory (houses) for the wholesaling business and my personal portfolio. This is primarily accomplished by talking with sellers over the phone and delivering offers. 

Responsibilities

Specific responsibilities include: 

  • Talking with Sellers
  • Reviewing and preparing offers 
  • Delivering offers (primarily over the phone)
  • Getting agreements signed

Requirements

The Acquisitions Manager is primarily a consultative sales based position. This means you will not be giving a "hard sell" to anyone. You will offer a variety of options (e.g. cash purchase, structured sale, list with agent) and let the sellers choose what they want to do.

What You're Not Responsible For

The Acquisitions Manager is not responsible for doing any of the marketing required to generate leads. The acquisitions manager is not responsible for selling any properties. The acquisitions manager is generally not responsible for pre-screening seller leads however you will need to verify collected information and in some cases probe deeper to create better solutions. 

Full Time Commitment 

You will need a full time commitment to be successful in this position. This commitment can be spread out to include the weekends and evenings but you absolutely must be willing to put in the time or you will not be successful. 

Virtual (80%)  / Travel (20%) 

The business operates in Cobb, Clayton, Fulton, Dekalb and Gwinnett counties. This job is primarily virtual (i.e. done over the phone and internet) but may require some traveling to get agreements signed and to inspect properties. Most documents are electronically signed via DocuSign. Some but not all property inspections can be done with local assistants. Due to this, you will need your own transportation. 

Key Performance Indicators

Your primary key performance indicator will be the number of offers delivered to sellers on a weekly and monthly basis. You will be expected to deliver 30 offers per week. 

Compensation 

Compensation for the Acquisition Manager is primarily commission and bonus based according to the following payment schedule

  • 20% of net profits
  • Key Performance Indicator Bonuses (up to $2,500/mo)
  • Team Based Bonuses (based on organizational results)

We target $10,000 profit per transaction however actual profits will vary per deal. A more typical profit is around $6,000 but can be lower or higher. Most transactions close within two to three weeks however they can also take longer. You will be paid commissions for the current month by the the start of the following month (e.g. Commissions for properties sold in September will be paid in October).

@Spencer Shadrach there are pro's and con's to both. I tend to prefer answering live if I can. If I can't talk at the time, I'll tell them I'll call them back but at least we form an initial connection and they know i'm a real person.

@Heidi C. - get the current owner to sign an authorization to release information form for you. This will allow the bank to speak with you. I also highly suggest you get a real estate attorney to help you out. You might be able to convince the seller to refinance or to sell the wrap around note to pay off the mortgage if you're current on it and the numbers work.

@Rasheed Chambers this is one of those times when you can take other people's advice but you've ultimately got to decide what's going to be best for you. 

If I were in your shoes, I would recommend renting or saving up more money and moving somewhere you find more comfortable. Another alternative would be to look for a structured situation like a lease purchase in a nicer area.

@James Wise - I have never once advocating Ricky not learning more. More education is never a bad thing. The fact of the matter is though that too many people get paralyzed "educating themselves" and never implementing what they actually learn.  

All that being said, I find it interesting that the only people who seem to have an issue with wholesaling are the real estate agents. Is the fear that wholesalers are somehow "stealing" listings from agents?

Someone help me understand...

Hi @Jay Hinrichs while I hear what you're saying @Ricky Ross is just trying to get started. Frankly, what you've said is illogical and would make anyone selling their property "For Sale By Owner" illegal which clearly is not the case. 

Ricky is just trying to get started and I want to encourage and empower him. Not everyone wants (or can be) a broker like yourself. Also, every property does not need to be listed on the MLS to be sold.

The fact of the matter is Ricky might ultimately purchase the property in the act of wholesaling e.g. via a double close. He might even decide he wants to borrow the money from family, friends or a hard money lender to purchase the property to rehab himself. Having an equitable interest in a property gives him the control and option to do whatever he wants as determined by the agreement signed by two or more consenting and fully informed parties. This in turn does allow Ricky to wholesale properties.

You're welcome @Jeremy Love. If you want to get the bank properties, you need to find out who the listing agents are and try and get them to do a pocket listing with you. You can try and figure out who the listing agents are by going to the bank websites, looking at their REO inventory and seeing who the listing agents are. That being said, most of them won't deal with you as a newbie so you may have to purchase a couple listings before they pay you any mind. Good luck to you!
