Post: Professional photos for rental properties?

as a disclaimer, I worked for many years as a commercial photographer before getting into real estate.  I do still photograph listings.   

I wonder how other rental property owners handle the photography and marketing of their rental properties?  My approach has been to make my properties stand out by always having them professionally photographed.  Is this an investment other owners make in their properties?

There's a lot of opportunity in Highlandtown right now.  They have a nice business district and prices are more affordable than nearby Canton.  That whole stretch from Fells to Highlandtown has really grown in the last decade.

I've been helping an investor write offers on homes in northeast and we've consistently submitted offers 3-7k above list price and are being outbid.  In some ways it's nice consolation knowing you're on the right track and you're not overpaying.

yes @Jeffrey Miller I think that sentiment is what holds many neighborhoods from making a comeback.  Many of the homes in West Baltimore are huge and the costs to renovate them just don't justify the area.  If you could take that same giant house in West Baltimore and put it in Federal Hill where there's mostly small 2 bedroom places it would be a much desired home!  

But alas, it's hard to make the numbers make sense.

Marble Hill is an interesting area.  It's not too far from Bolton Hill which is a fantastic thriving neighborhood.  The housing stock in Marble Hill offers potential (size, character, multi-unit potential) that you can't get in other neighborhoods with smaller 2 bedroom homes.  I think if the area was on your radar, you could find a decent investment property there.  

As Baltimore City varies block by block, spend time in the neighborhood and do your research.  

Hello Julie are you still looking in Reservoir Hill neighborhood?  Pigtown is my specialty as I've personally lived there for 7 years.  But I'm going to have a 2 unit Res Hill listing coming online in a few weeks.  It will likely be priced around 185k and rents for around 950 +1150.    Could be a great fit for someone trying to do some house hacking.

@Evan Schluederberg did you end up getting into the market in Fed Hill?  

There are vastly different Baltimores when you delineate the very poor areas and the very affluent areas.  What happens in Sandtown does not affect the activities in Federal Hill and South Baltimore.  The neighborhoods around Federal Hill are seeing tremendous investment with projects like Stadium Square, Anthem House, Port Covington, and the Cross Street Market renovation.  While it's already a very popular area, these projects exhibit there's still room to grow.

All of my family's investments have been in southwest Baltimore.  Let me know if you want to talk shop or look at properties.  

Chuck--I have lived/worked in real estate in those downtown neighborhoods you mentioned.  Are you still looking to get started?  There's sooo much promising activity happening in South Baltimore (Stadium Square, the market renovation, Anthem House, Port Covington, and on and on). 

Hey Nicole @Nicole A. what is the schedule of local meetups discussing real estate investing?  As none of my friends comprehend my business goals, I really need to network with other investing professionals.

Jason Holsey with Bedrock Construction does a lot of work in that area.  They were my contractor through a 203k renovation loan.  They did about 40k worth of work and the project did specifically include replacing 3 windows and 3 exterior doors.  I've been very happy with the pricing and quality of work.
