I am helping some family members prepare to sell a 4-plex in Denver, Colorado this Spring/Summer.  They currently have 3 out of the 4 units rented to long term renters but they don't have lease agreements.  They've been just going month to month.  I assume getting the renters on new lease agreements will make it more attractive to buyers.  Do you guys agree?  Thank you!

I am using American Realty Network.  My primary factors in making the decision were convenience and fees.

@Sam Burnoski I used the Real Estate School of Illinois and had no issues with them.  The courses were sufficient and I would use them again (good price and responsive with any issues).

People often say getting projects done in the off months can be cheaper because there is less overall demand which makes sense but how much cheaper are we talking about?  I know there won't be a hard number but am curious what some of you have experienced.  

Incredibly frustrating but you should hire a lawyer and try spend as little mindshare on it as possible.  Like Brie mentioned, those are the rules (fair or not) and getting around them will be incredibly difficult and expensive and probably not even possible.  Chalk it up as a learning lesson about the deposit rules.  I had a somewhat similar situation and looking back, my mistake was letting it aggravate me for the few months it took to get resolved.  I should have settled and moved on as soon as possible.  Good luck!
