@Brandon Ribeiro No. There are a variety of reasons why. Unless you were going to flip the house faster than a foreclosure could take in your state.

@Austin Czenkus I think you were going to have to hunt for properties yourself. You probably need to come up with a marketing campaign up some kind to find what you are looking for. Not many wholesalers in Jasper.

@Jake Smith Turn key or rehab needed?

@Jennifer Ward 5% equity requires you to foreclose even on a land contract in Indiana. Not a lot of benefits anymore. I personally would sell on a note and mortgage.

@Christian Van Dinther Just because you aren’t sub-metered doesn’t mean the tenant doesn’t pay the cost of using the utility. Just charge them. In the past for duplexes we charged a flat water fee. Usage typically wouldn’t surpass that amount so we made a little money on water monthly.
