Calculating Utilities in Indy
Hi everyone. While analyzing potential properties in Indy, I have come across an issue when calculating utilities. Previously, I always assumed the tenant pays these but after conducting more research I realize this may not always be the case. I know most multi-families, especially in older units here in Indy, the water/electric meters are connected, which to my understanding makes it difficult to separate. What are some ways to separate utilities? Do you all simply review prior utility charges and include the utilities as part of the rent? I read some forum posts on this but mostly everyone had mixed reviews. I am purchasing in Indy but do not know the laws on sub-metering/ RUBS, or if it is worth looking into further. I'd hate to purchase my first property only to lose my cashflow to utilities expenses. Any experience/advice is much appreciated. Have a great weekend all!
