Greetings BP members,

I am looking for a little feedback.

I do flips in San Diego and have had some success in wholesaling outside of California. I have found that even though the cash flow is nice, what I am really doing is just buying myself another job with each flip. I am now moving my business into a direction of Buy and Hold with the goal of passive income. I have a question regarding leverage. At what point are you over leveraged? As long as a property is cash flowing positive, Is it possible to have have too much money owed? Might be a dumb question but it seems that if you have done your homework and have a contingency plan for unexpected costs, it shouldn't really matter as long as the property cash flows each month. I would be interested to hear what you think.

I have a 6 unit complex on the south side with tremendous upswing. Property is located 2 miles from the University, directly adjacent to the Garfield station for easy commuting, and is across the street from one of the two remaining proposed locations for the Presidential library. Either location is close and will bring value, jobs and investor dollars to the area. 

The units are all 3 and 4 bedrooms and between 1300 and 1500 square feet. These units comp at between $70 and $100/sq. ft. These units will rent for an average of $1,100 to $1,300 per month.

Purchase Price $280,000 for the complex

Construction 110k for improvements (high estimate)

ARV $500,000 (conservative)

Holding and Closing $25,000

** ROI  21% to 25%

I am looking for investors that are interested in purchasing 9 individual apartments. Ranging from 2 bedroom 1 bath to 3 bedroom 2 bath. These properties are separate units spread between 5 different locations. All of them are located within Chicago. All of them are in rentable condition and two of them are located very close to the University of Chicago. I would like to sell these units in one block as apposed to piecing them out. This home needs an investor. Home is in descent shape but needs some updating. This purchase also includes the connecting vacant lot. Both lots combined have a total square footage of 12,226 square feet. 1306 square feet of living space. 2 bedrooms 1.5 bath plus a den that can easily become a 3rd BR with the addition of a closet. There is some good potential in this one.
