Hi Lauren,

@LaurenBergon. I would always recommend getting your license prior to beginning your investing career. At the very least, It allows you a great avenue to begin making connections. Just remember, It is not required for wholesaling or flipping but in my opinion helps to make you a more efficient investor. Experience is gained from many different angles, and just being around people who talk real estate and the market can be a good one.

Hey Jose. Thanks for the tip. I'll look into that. As far as getting started in the wholesaling game, as you have heard 100 times, Hard work is the key. Make sure to do your due diligence on every property. Buyers, including myself don't want to deal with wholesalers that blindly market properties for prices that will never be obtained. You'll find those wholesalers quickly fall to the wayside. As a wholesaler, you are much more valuable to a buyer when you can come to the table with good value. Also, my opinion may vary from most as far as establishing a website but I can tell you that once I established my website with a contact form for sellers to reach me, The leads started going crazy.

Greetings fellow BP PRO's

I am an investor that flips property within my local market in San Diego Ca. I have recently been exposed to the wholesaling world of out of state properties. I have been receiving more calls and inquiries from my website than I know what to do with. I have wholesaled a few quick properties to fellow PRO users by using the network tab on this site. Great tool I must say. However, I am looking to see if anyone uses any other websites for marketing their out of state properties other than Craigslist. Although, I have found a few buyers there, it seems there must be a more efficient site to market to buyers.

Any input is appreciated.

This beauty is 5000 square feet. 5 Bd 2 bathrooms. Completely upgraded. New insulation, new plumbing and electrical. New floors complete with hardwood. This home has central air and heating.This home is a must see. 18 foot ceilings and a 2000 sq ft wrap around porch. The seller has put over $120,000 in upgrades on this home within the last 2 years. She is very sad to see it go but is relocating. I am wholesaling this property because I am an out of state investor. Wholesaling for $100,000. Comps at $200,000 easy.

Looking for a little feedback. I am in the process of changing my phone system. I know that most Podio users integrate their virtual phone system with the CRM. I was wondering if anyone had any suggestions for a phone system that works well with Podio.

Thanks Bryant, I appreciate the response. I guess my confusion is, If the buyer has a loan, won't the seller still get his money in the form of a check from the lender? Maybe a dumb question, but seems like it wouldn't matter.

Greetings,

Does anyone have experience in getting a wholesale property under contract and selling to a "non- cash" buyer? Not sure if this is even possible. Often wondered how it worked and is it worth it? I have done 10 wholesale deals but all of them to cash buyers. It seems that if it is possible, it would really open doors for possible end buyers.
