Hey @Bill Everton. Im happy to shed some light and give some thoughts on investing out of state. I live in San Diego as well. I spent the last 12 years building new construction, flipping and building my own portfolio in Indianapolis, and Louisville.. I am now only doing deals in San Diego.

I have been a firefighter/paramedic in San Diego for almost 30 years.  More importantly, I have been building new construction, doing flips and buying long term rentals in Indianapolis for 10 years. Hey Jalon,

Don"t beat yourself up for taking a little extra time to jump into the game. There is obviously a limit to how long you should take, but you should also celebrate the victories that you have made. Making offers, reaching out on this forum and hiring a coach are all examples of moving in the right direction. I have been buying rental property, building new construction and flipping homes in Indianapolis for almost 10 years. I have made some mistakes, lost some money and had significant victories. What you are doing is all part of the learning process. As I mentioned earlier, there is a limit before you need to make your move but it sounds to me that you are not stagnant.

Two suggestions for you. 

https://www.city-data.com/ is a great place to start info gathering. You can drill down as detailed as you like. Also, another option that is a bit more user friendly but not as detailed is www.niche.com. Both of these sites are great for research and information by zipcode.

Hey Sean. 

Welcome to the BP family. You're off to a great start. This is a great way to build connections and relationships with other investors that have already been down this road. This is a great place to link up with other California investors if you are looking to invest out of state. I have been Involved with investment transactions in Indianapolis for close to 10 years now. In my opinion it is an amazing market that is becoming more and more competitive every day. We are doing 15 to 20 flips, and new construction projects a year there. Some of my fellow California investors think I'm crazy to give up the equity gain potential in California. Personally, it depends on what type of investor you are. Are you looking for a slow stable steady growth with a lower price point in which you can leverage more doors? Or are you banking on quick high equity. I am personally about lower price point and high returns. In regards to our flips, Indianapolis is still a great market. With the right team in place, we are finding the majority of our deals on the MLS, Adding value and either selling, or holding to continue to build our own portfolio.We have begun Purchasing land in the five surrounding counties around Marion County and are building new construction smart homes and developing 3 to 5 acres at a time. We are looking to be in those markets for the next 15 to 20 years. Check this interesting article regarding population growth in Indiana.
