Is the option to pay their deposit included in their $29 application fee or does Zillow take a portion for payment? How does that work?

Which is best, Rent Prep or Zillow for tenant screening? Can both be set up so that applicant can pay the fee?

If you're looking to have vacation rentals anything near Big or Little Cottonwood canyon is another area to consider. These areas can get expensive though, but probably less than Sugar House.

I'm looking for flips and eventually rentals but I want more money in the bank before I do any buy and holds. I'd also like the market to slow a bit before then too. I have not looked outside my own market. I'm new at this so I'd like to stick to a market I'm familiar with. As for mailers I haven't done many, less than 1k. I'll be sending out another batch soon with some changes to (hopefully) improve my response rate. I wouldn't mind using wholesalers but so far the few deals I've been offered by wholesalers just don't have enough spread to be worth it. They advertise amazing ARVs but when my husband (real estate agent) comps them out they're never as good as advertised by the wholesaler.

I'm ready to invest in properties but I'm struggling to find deals. I have sent out mailers without luck. I'm currently revamping that process based on what I've learned along the way, so we'll see how the next round goes. I haven't had any luck with MLS properties either. My next plan of attack is finding wholesalers.

What are your preferred methods of finding properties in Utah?

What's the best way to go about finding wholesalers?

I need best practices for splitting profits. I'm new to this and want to make sure everyone gets their fair share.

Person A owns 2/3 of a house outright. Person B will be acquiring a loan for the other 1/3 of the property. Person B will partner with Investor C and split all repairs 50/50. When everything is said and done how should the money be split between all three parties?

Dax, do these contractors do flip renovations?
