@Anthony Wick I would highly recommend vinyl planks. They are not expensive.

We had a recent tenant that moved out who destroyed the damn carpet. We replaced with gray like vinyl planks! They are water proof, comes with 30 year warranty, durable, and easy to clean.

When a tenant moves out, we just sweep, mop, and keep the machine moving.

@Jonathan Lewis Looks like a good deal. However, you mentioned your not planning on living in it.

In that case, unless your buying all cash, or doing owner financing, you'll be required to put down a 20% - 30% down payment.

Get the cops involve if you have any inclination that he may be physical. It's always better to be safe than sorry.

You should offer him cash for keys 'if' he takes all his **** out of the house whenever he leaves. Educate him that an eviction on his record will only affect him when looking for another apartment. This has always worked as a solution instead of an eviction.

@Matt MacDonald I think that individual should educate their self on property managing.

Everything you mentioned (credit and background check) are pretty standard. Sad to see an investor b not doing their due diligence on a tenant selection.

@Rachel Chavez I've seen the buy and hold market for multi family become competitive.

But still has opportunity. I prefer buying multi family with $2000-$5000 in repairs needed.
