I believe dnc has been used for do not call.  Donor lists would refer to democratic national committee, or something like that.

If the listing doesnt include the age of the major appliances as a selling feature, then i would make the assumption that i will need to budget for replacement in the not to distant future if i plan on being a oos investor.

I've lived in California, Tucson, Flagstaff, Florida and for the last twenty years in Mississippi. Yes, Mississippi is backwards but the return on investments can't be beat. I live in 1700 square foot house with a living room and family room. It was rehabbed just before the recession. I paid 30K for it. I could rent it easily for $900 a month. Mississippi made me a millionaire (just barely) from virtually nothing a decade ago, so I'm not complaining. 

No shame in it.  I lived in hattiesburg for 5 yrs and went to jackson often for work.  Moved a whole 2 hours away to Louisiana and its like a different world.  The corruption is off the charts though!

Florida is a giant trailer park with access to the beach.  Mississippi is a backwards dump.  Do yourself a favor and take those 2 locations off of your list.

Ive have read a couple stories about property taxes being due in july in nyc, are they due every month?  I have to assume they are substantial, but do you care to say how much they are?

i tend to think more ventilation is better than less.  We put lattice around a crawlspace to let it breathe and keep most critters out.  If you close it off, the moisture from the ground has nowhere to go and will most likely be absorbed by subflooring.  Im in south louisiana with high humidity.  In my opinon, every part of your house needs to breathe. 

Id like to make my way into this discussion and offer my own take on it...not really, well above my head.  I was reccomended eqrp from a guy a know.  I went to the link and @damion lupo sent me a free book to read.   Havent read it yet, but figured id search the forums for mentions.  I see he has been on the podcast before but not seeing any others discussions involving him or about him and his plans on the forums.  Anyone have any thoughts?  Anyone participate in an eqrp?

If im clearing 25k a month, $200 a month cashflow from a turnkey is a joke.  Also  I cant imagine there are a million turnkey success stories.
