No worries: It's a fairly universal distinction across the U.S., including Columbus, OH.

An assessor ("auditor" in OH - https://property.franklincountyauditor.com/_web/search/commo...) determines value and enforces the millage rate; the commissioner ("treasurer" in OH - https://treapropsearch.franklincountyohio.gov/) issues the tax bills and collects payments.

You can google "debt collection" or "debt buyers" to find companies who do this.

In general, be prepared to collect pennies on each dollar of debt owed to you.

Hey @Rajib Bahar, congratulations on getting the judgment.

I'm not exactly sure what you mean by "zillow can pull that information." Can you clarify?

Also, how large is the judgment?

You've got four options:

1. Try to collect on the judgment yourself

2. Engage a debt collector to collect on your behalf

3. Sell the judgment at a discount to a debt buyer

4. Move on with your life

However, for options 1-3 to be viable, the judgment needs to be large enough to be worth the effort. If it's not more than $5K, you're probably best off moving on.

Hey @Karthik Natarajan:

The Franklin County Tax Assessor website (https://www.qpublic.net/ga/franklin/) will tell you the current assessed value of the property, the tax rate (i.e., millage rate), and estimated property tax.

The Franklin County Tax Commissioner website (https://pay.franklincountyga.com/) will tell you the actual property taxes for the current year and previous ones. This is the site you want to visit!

We'll pick a convenient time, typically 1 hour on a Saturday afternoon, and set appointments for up to 6 pre-screened buyers to take a look. We provide the residents with a list of names and phone numbers in advance, and warn the buyers NOT to arrive early OR stay past the end of the viewing.

At the end of the viewing, our resident gets their e-gift certificate immediately by email or text.

They are usually delighted and often ask us when they can host another!

Also:

Prepare and obtain signed and notarized estoppel letters from every tenant attesting to: lease start and end dates, rent payment amount, security deposit paid, any verbal agreements made with landlord, any maintenance/repairs requested but not yet addressed by landlord, etc.

Why?

Because, you as the buyer will want written confirmation at closing that what's written in the lease is what is really taking place. I can't tell you how many times we've had landlords and tenants admit that the written lease amount wasn't what was actually being paid each month. Oops!

Those undisclosed and off-the-books verbal agreements between landlord and tenant can often come back to haunt you, often right when you are trying to evict down the road and the tenant whips out some handwritten note signed by the former landlord while you're in court. Surprise!
