Home depot, and best buy too!  On my 4th flip, Best Buy threw in the gas line and the microwave cord when I bought them there.  They had a good rate for installation too.
Make sure they're all the same brand, wherever you find the best deal.  

HD has discontinued their taking 5% off if you show your Lowes card.  Bummer...

On my latest flip, I tried to use used appliances.  It wasn't a high $$ neighborhood, so this would be the house to do it on.   Turned out the dishwasher was too old (couldn't get replacement kick plates), the beautiful stainless gas stove / micro set I picked up for a song that worked at the sellers home, somehow were trashed when we went to install them.  The appliance repair guy said the stove wasn't worth trying to repair.  Lesson learned, ONLY new from now on, from the get go...  That fiasco cost me approx. 400.00.

An update to this house:  The heirs are now battling it out in court.  I'll keep my eyes on the tax auctions, to see if I can pick it up that way.

I'm happy to give a good update.  The family took until the 15th (today) to move out, but they're out with no drama, and no cash for keys!   I changed all the locks at 7pm after they were totally out, padlocked the garage and side gate, and made sure all windows were closed & locked.  We're good!

Hi all, 

I just bought a house in pre-foreclosure.   My first time buying one this way.  

I  gave the ex owners until the 15th to move.   The foreclosure date was the 7th, and  they asked for a little more time to find an apartment.   They're very happy to be out from under the foreclosure situation.  

The amount  they told me was due was actually below the final costs by 4700.00, since there were additional charges and penalties. 

I haven't mentioned cash for keys,  since I paid more than expected,  and they don't seem like the type to be vindictive and vandalize the house. 

I had the house inspected a few days ago,  with no problems as far as them letting us in and all. 

My question is would you offer cash for keys up front,  or ride it out and see what happens?

Take the cash!   It's fast,  a sure thing.    You have no idea where your house will appraise.   Comps can kick your butt if you've overimproved for the area.

Please keep us posted!   I dream of having that mythical bidding war for one of my flips...

Get a home inspection done and see if that's really all that it needs.   None of the 4 flips I've done have been that simple!   If only...

I'm hoping to avoid probate if we can.   I believe it's *possible,* if I can get them to sign a contract.
 I met with a probate attorney about this, and had 1 of the heirs on a conference call, for complete transparency.  She didn't like what he had to say (the 2 disliked heirs have rights), but it's the law,  not sugar coated.    

I've learned a lot so far with this one, and we're not done yet!  I really like the house, it's worth it to me to give it my all.
