Heirs...  Unless the house was left to one of them in a will, and they're now on the deed, you'll have to deal with all the siblings.   The reverse mortgage might kill the deal, I just don't know.
Go to the various county offices,  and look up who is on the deed.  

  I've been trying for an "heir house" now for almost 2 years.  It *could* still happen, but I'm not holding my breath...   Good luck!

I had a pre-foreclosure fall in my lap!  We took it to the title company, who handled everything.  The owners had to sign for us to see all the bank info, then I simply bought them out cash, and went on to flip it.

Off the top of my head:  Pay them, and hot foot it over to the house to make sure it's empty, and change the locks!

When finished.  I showed my last flip to someone who said he had friends who'd buy it "as is" but didn't come through.  Walking him through with all the work in progress wasn't ideal.  Nope, I vote when finished, for highest dollar.  I also lightly stage my flips too.

I wish there were TV shows that showed real people losing on flips.  That would be the dose of cold water this industry needs.

I agree with the others, If you can afford to bring him in on one of your houses in a small capacity, that'd be ideal.   He'd get an understanding of what it's about, expectations, and the cold reality of things going wrong and the buck stopping at your doorstep.  That seems to be the most helpful thing you can do.   And refer him to BP.  If he's not already devouring this site, well...
On the other hand, it could cost you this friendship.

I just sold my latest flip in a not so high dollar neighborhood.  I put in nice features as usual throughout the house, but on this one I put my in first laminate countertops.  It was Typhoon Ice, from Home Depot.  It's light, looks like granite, and really brightened up a dark kitchen.  I like that it has the built in 4" tall back splash.  I generally put in the 4 inch matching granite back splash, and don't go above 4 inches, leaving it for the new homeowners to install a higher back splash, to their taste.
I painted the cabinets, since they were in good shape (whew!).   Put in nice LED lighting, new appliances, and it's a whole new room.   And happily, the house sold above comps.  :)

Craigslist!  I make a lot of the money I tip my workers with from selling old ceiling fans, security screen doors, vanities, toilets, swamp coolers, etc...  What doesn't sell gets put on the curb.
