Contrary to what everyone else is saying (that we are on a downward trend in terms of the housing market, the market is depreciating slowly but still making a profit, but will go towards a recession), you are now suggesting that based on this unemployment graph that since unemployment was at an all time low, it will rise, and housing will rise with it, and that we will experience an upswing in the housing market?

Hi! I am looking to invest in commercial real estate in the above mentioned areas with these criteria:

-Multifamily (4, 15-75 unit)

-OR Office building

-Looking to invest max $60k - $80k

-FHA/Conventional/other deal structures

-Looking to create long term wealth, build equity (NO FIX AND FLIP)

-Looking for numbers/deal structures that work: strong cash flow (numbers, and as little down as possible (deal structure)

-Bay area: south bay, east bay, Tracy, OR Fresno/Sac

Lena if you are looking in San Jose or Milpitas, your definition of "good cap rate" will need to be 4-5% for the type of property you are describing.  And those deals will be competitive bid situations.  If you are looking for anything higher than that, you may be disappointed.  

The central valley, Sacramento, and small tier 3 towns are really all that's left if you are looking for north of 5% cap rates going in.

Ok what if I use FHA loans on 4plex? Does the above still apply?

Hi i'm new to the commercial real estate game, and am first seeing the "put the property under LLC". Can someone explain to me what this means? It's pros and cons? And the implications legally to the owner of the property?
