I subcribed to county records research. For those of you in cal. or nevada who are thinking of subscribing. Here is my experience. It is alot of money. For my county I paid 89 a month. The site isn't exactly user friendly. once you know what to do, it's no problem. The biggest downside, which they don't let you know upfront is, they only give you info for month you purchased in. So, I purchased the beg. of Feb. I can't see anything before that. Oh, I can, if I want to pay 89 dollars, for each month I want to go back, and I have to check every day to see if there are new listings. The only good thing about this service..is , it does let you know which loans are in default, and it lists all loans in order...which is very helpful, and save alot of time. I live in a small county, so for me this service is a waste of money. But I could see how it would work for someone in a large county like L.A.

I am looking at a house I am very interested in. it as a large first. 1mil and a 2nd 400, and a 3rd 300...that is all the equity in te home. I'm quite sure that it won't sale at the trustee's sale. the 2nd and te 3rd are the same lender..so if nobody bids they now own the home right? and are responsible for the 1mil 1st. right? so Can i contact the lender, and buy the 1st off of them? will they want more because they just lost 700k? can anyone help me or know the procedures? How do I contact the lender?

You can do a title search at the hall of records. But unless you know how to read the documents, it wont help you. It is tidious work. plan to spend most of the day. Not to discourage, it is totally doable...just very time consuming

what is nobody bids on the the 2nd or 3rd? Does the lender now own the home? What happens to the first? What is the 1st is a huge loan, can you do a short sale on the first after the 2nd and 3rd forclose?

What happens if you win a bid on a trustee's sale and the owner being forclosed on files for bankruptcy? I've heard it can take up to a year to get them out of the house in Calif. is that true?

Does anyone pay for a monthly forclosure list in So. Cal? If so what is a good one. What are good reliable sources? I know I can check daily at the hall of records...It is very time comsuming. What is out there that is good to use.

I'm tracking a home that has 2 juniors liens going up for trustee's sale, the senior loan is huge...almost 1 mil. If nobody bids on the junior liens, they (the lender of the junior liens)own title to the home right? Do they begin forclosure? and is senior loan wiped out? Can I contact the lender to the junior loan and make an offer lower than the senior loan

What happens if 2 junior loans are going to trustee sale on the same property? What happens to the senior loan? Why would you bid on a junior loan? What happens to the property if no one bids on the junior loans? Can they forclose...even if the senior loan is current? I looking a property that This is the case.
