Your suggestions were on the spot.

Link group is awesome; they got a notice out in 2 hours time. Occupants started talking to me after receiving notice; wouldn't pick up my call before that. 

Had to pay occupants to get them out of the house but they were motivated to keep the house clean and debris free before their move. 

Finally got the possession. 

Really thankful to you guys and bigger pockets.

I wonder should cash offer be presented before or after posting notice. 

On one hand I want to get them out soon so sooner cash offer the better but on the other hand I don't want to come across as weak or loose time just in case they become emotional and not take cash for keys offer.

Hi, 

We recently bought a property off Tax auction from Sacramento County. The previous owner is still living there and when we approached them with police and learned that they were looking for eviction notice and letter. 

So, now I am wondering what kind of process do we need to follow since it is not a typical tenant situation and please refer any good eviction lawyer if you know.

@James Piercy Thanks for sharing your experience. I see it as education -- the proverbial school of hard knocks. You got a deal and you learned a ton. The key is to keep pushing forward and not make same mistakes. May be you can apply this knowledge in finding your next deal. May be you can use some other means to salvage this deal.

Hi, 

I recently sold a property with Seller Financing; so I now have Note where I will be receiving payments on. 

I am wondering what do people use for keeping track of these payments, generate receipts and tax forms etc.?

Is it something that I can do on my own? Any software that I can use? Should I rather off-load it to some loan servicing company? How much do they charge generally?

Hi, 

I am considering seller financing one of the property I am selling. I got it off HUD auction and it has too many use restrictions for any lender to lend on it; and buyer's loan application is getting rejected from many places. So, I am considering seller financing it.

I am wondering what should I keep in mind/check.  I am already asking for 

1. 20% down payment to cover selling expenses, tax and potential foreclosure if we ever get there

2. Buyer's credit report and financial statement from their business. 

What else should I ask for?

Second question is; what kind of documentation should be done in this situation?
