Hi all, 

I am, a Software Engineer, and recently working on a tool, that helps Buy & Hold investor to narrow down geographies, that have higher average rent/price ratios. I am attaching few screenshots for your review; please let me know

1. If you find this useful
2. Any feedback and areas of improvement. 

The greener areas have higher rent/price ratio (close to 2% even more at places) and red has lower ratios. I have kept minimum price to 20M to keep screenshots clean; but you can actually see listed properties in these areas when you change that. So, not only you can figure geographies out with this; but also see what is listed and more. 

At this point, this is an internal tool that is not released to general audience; so I can't provide you links to play around with, but I am planning to use this feedback to convince people around me to actually build this as a product and release.

@Steve Olafson So I guess if you feel you can improve income from property; it is worthy of consideration even in a strong market? 

@Nathan Emmert  Thanks for clarifying the difference; I wasn't aware that <5 units is treated as residential. So, for a >5 units property; I guess income is bigger factor. 

The key thing going on in my mind; I feel like I have missed boat on timing the market; the bottom is behind me by multiple years; but if I can find properties where I can increase income and add value by doing so; may be I should focus on buying those properties and still get in the game; what do you guys think of this strategy?

Hi all, 

I have a question regarding value of Multifamily. 

As I understand one use cap-rate to value a multifamily property and not comps. So, I wonder how does an up market, impact multifamily values. 

Is it just high rents resulting in higher NOI so resultant valuation is higher or there are other factors at play?

@Frankie Woods The way I understand it; you have to have an agent to bid on HUD homes; you can't do solo.

They do seem like good deals; but thats the beauty of auction right?

@Brandon Turner  From your description it seems like you don't want to use third party wallet providers; but they are best suited for this purpose and there are lot of options in this space. 

Are you open to connect to gateway directly? If so, you may be able to find a gateway that gives you account and processes ACH. GlobalConnect, Authorize.net. If you are running smallish volume,  Auth.net is more likely to give you an account than GlobalCollect. 

Beyond these two layers; if you want directly talk to ACH network then @Chris Martin correct. You gotta be a bank and you don't want to go that route. I used to work for PayPal and even they are not bank :)

Teaching your tenants to do BillPay may be a good option too.

@Johnson H. I really missed out; couldn't get out of a meeting on timely manner to make down south. Hopefully we will have a East Bay meet up soon; for me to attend and start out.
