Need to take the market into consideration too. When I lived in an Avalon owned apartment in SF a few years ago, leases longer than 1 year were actually more expensive for the tenant.

A little about me: I've done mostly residential buy and hold/flips in markets outside of SLC. However, I've been visiting SLC at least once a year for the past several years to enjoy the beautiful slopes and have started to explore the investing opportunities here. I've even floated the idea of moving here to my fiance once or twice :P

Anyways, I'll be in town this weekend and will be hanging out a couple of days afterwards to explore and meet people. Would love to connect with some people here so feel free to reach out if you'd like to chat!

@Ben M. I purchased a house with some obvious foundation issues recently. The inspector (also a licensed GC) severely understated the damage and required repairs. I regret not hiring a foundation specialist to come out and take a look during due diligence.  My first mistake was hiring a worthless inspector. Going forward, I wouldn't try to cheap out on due diligence.

@Christopher Raiz In terms of what areas of construction, I don't think it really matters. Hopefully it's something that you enjoy or find interesting - try not to do something you hate :P

If I were in your shoes, I'd consider these options:

- Real Estate License: As other people mentioned, you would make great connections and learn the basics about real estate transactions and laws. The investment in time/money for this is so low theres really no reason not to do it.

- Construction: I don't have much construction experience myself but I wish I did. Almost every strategy has some aspect of construction involved and it wouldn't hurt to have a little experience here.

@Caroline Widjaja I think landlord side. He used to represent tenants as well but no longer does, apparently most of the tenants that came to him weren't great people.

@Eric C. I think the risk was jury can be pro-tenant. Also, the extra time and costs associated with a jury trial and potential difficulty of recouping those costs. Basically, I just had to weigh the risks and cut my losses.
