There are some commonly used strategies (with varying success)  to limit sound transfer. For insulation, look at Roxul Safe and Sound. It's designed for fire-proofing and limiting sound transfer between the floors. Resilient channels can be used to suspend the drywall off the studs to limit sound transfer as well. Obviously, the kind of flooring also makes a difference. There are underlayments which can help absorb sound as well. 

At the end of the day, all these things only help reduce the noise. If someone is stomping or playing loud music, you'll still hear it. There is no way to truly eliminate sound transfer unfortunately!

@Tan Wang - I invested in mostly single family homes which were fully licensed as logging houses. I use the past tense, as I've sold all of those homes now. I retain only a single multi family building there.

I think the large volumes of luxury student housing is misguided. While you have a segment of the student population who can afford it, it's a smaller demographic. Many sit with high vacancy right now as the populations at the two universities remain constant. It's supply / demand and there is just far too much supply of high end product.

@Account Closed - My broker is part of a group which deals only in investor mortgages. They fund everything from small rentals to multi-million dollar development deals. I've done all my mortgages with them since I became a serious investor. They have a rep in Vancouver whom I've met several times, but have not used personally. @Rasheed Chahal - If you're looking for someone who is familiar with real estate tax laws for foreign investor shoot me a PM and I can put you in touch with my lawyer. As for vehicles for investment, foreign or otherwise, it greatly depends on your appetite for risk. There are large, stable commercial investments in cities like Toronto or there are development opportunities in up and coming cities like Hamilton.

@Changfeng Gu - Welcome to BP! I'm also an investor here in the GTA. Yes, most properties here don't cash flow. In order to generate cash flow, you typically need to get into multifamily. Most of the investors that I work with utilize a multifamily strategy to some degree. For example, one lady recently sold her condo to move into a triplex, where she'll be living in the top floor and renting out the rest of the units. It's pretty much a zero-sum game but allows her to get into a downtown property and hold it for long term appreciation. A bunch of local investors together monthly. @Michelle Black - Sorry to hear your situation. The laws in Ontario make it rather difficult to kick someone out once they're physically in. You need to issue an N4 immediately followed by an L1. Steven Smith, as mentioned by Florence (Hi Florence, did know you were on BP!) is pretty knowledgeable on eviction.
