Hi guys,

I hope everyone is doing well, and my apologies if this has been asked before which it probably has. Is anyone out there using Craigslist Marketplace to find motivated sellers? If so, are you posting ads or just reaching out to FSBO? I would definitely appreciate any insight. Right now our marketing budget is a little tight as we work through our first few deals. Obviously free means free so it's not the best source. Looking forward to getting some opinions. Thanks.

@India Brown got it, thanks for the clarification. I agree with @Stephen J Davis  calling is always more personal and you can find out who’s interested and just chat with them to build that trust. Calling is more time consuming though so there’s always plus and minuses.

Drive for dollars, get a program that can help filter specific properties (if you want to virtual wholesale or not drive around a lot), skip trace home owners, and start calling folks. If you don't mind people telling you to get lost most of the time, and you don't mind cold calling that's the easiest way to get started.

@Gardy Saturne Great job on the first deal. You could invest in Propstream, Propelio D4$ app, and an Investor Carrot site for a total of ~$225 which will save you a lot of time and generate some leads through SEO (via Investor Carrot Site). And you'll still have money left over in your budget. Maybe you are using some or all of them but if you want to find out anymore info feel free to DM me.

Just my two cents, but it seems like there are a lot of people thinking they can make a quick dollar wholesaling without setting up the proper systems: knowing rehab, creating connections in your target markets, creating a buyers list. That's what my business partner and I are doing. We are networking, and we are very honest about our experience. Some people will blow us off or others will help us out. We aren't greedy either and are always willing to give back to those who help us. I think that is the best policy.
