@Zach Baker you should look into creative financing you could build your doors super fast and cash flow a lot more than $100 per door. I wouldn't personally touch any rentals at $100/mn. Just my opinion, a lot of work and low reward.

@Barry Pekin thanks for the follow up. Luckily I have a business partner and we're bringing on a part time cold caller. They are both handling all of the cold call prospecting while I can focus on the website, social media, PPC, and facebook ads. I'm excited for what is to come.

Hey BP Wholesaling Fam,

I had a question for the digital marketing and SEO folks. How are you setting up your website to generate leads in multiple markets? We are wholesaling in SoCal and Detroit, and I'm currently working on our site. Do you have different sites for each market? Looking forward to getting some feedback. Thanks.

@Tyler Hall Get a rehab estimating calculator and try to work through the numbers. Propstream has one called Blue Hammer if you are a Propstream member. Then compare that to what the contractors are giving you. Also it's good to network with contractors in the area and become friends with them. You can send them pictures/specs on the house and they can give you an estimate on what they would think it would take. This is more efficient for them and you. I work in construction and from what I've seen in wholesaling so far is that a lot of wholesalers under bid the you know what out of properties, and get stuck with properties or lose their investors trust. It's better to get the deal under contract with conservative (higher rehab numbers) than saying "Oh it's a $15,000 rehab." Hardly ever with the houses wholesalers are getting will the rehab be $15,000 in my opinion, unless the house is in really good shape.

Hey BP Fam,

I have a question on something that has been giving me a little trouble. I have a hot lead on an estate owned property but it is very difficult to find the point of contact for the estate. For anyone that has dealt with this, how have you gone about finding the correct contact? Is county records the best place to look? Any advice would be greatly appreciated. Thanks.

@Nick Troutman we use True People Search. We've tried REI Skip for big lists but I'm not impressed with their data, just my opinion
